After having carried out the partial renovation work of a chalet in Saint Pée Sur Nivelle, we are contacted by their friends who have just bought another chalet in Ascain; friends who have recommended our company ARIZAGA CR, S.L. because they have been very satisfied with the result of our work.
When they call us, they inform us that they have recently bought in Ascain a villa - 200 m2 - with a pool built on a 2,000 m2 plot.
It is a building that presents a neglected and deteriorated appearance due to the lack of maintenance both inside and outside that it has suffered in the last 10 years.
The chalet was composed of three bedrooms, a kitchen, a large living room, two bathrooms and two toilets and a parking lot (with capacity for a single car) located next to the entrance of the chalet, on the right hand side, all distributed as we said in approximately an area of 200 m².
We verify that, indeed, it is necessary to renovate the bathrooms, the kitchen, the great living room, etc. as well as paint the whole house. The wooden railing of the interior staircase, as well as the staircase itself, all the wooden beams on the ceiling of the great living room need to be renovated because they are also in poor condition
Already outside the house, we see how the stone surface around the pool is loose and in poor condition. Also, the wooden door of the cabin that houses the pool machinery is rotten and, therefore, it needs to be replaced, ...
The garden that surrounds the whole house is neglected; there are quite a few brambles and the trees are poorly cared for
The new owners, aware of this situation, want to carry out a comprehensive renovation of the villa, both inside and outside (facades, garden, pool, etc.) to leave it to their liking and revalue the investment made.
On the other hand, they want to build an outdoor garage with capacity for two cars, which will be separated from the villa, on a piece of the garden, since as we have said today, the villa has only one garage space that is next to the entrance, on the right hand side, in the chalet building itself; not attached ..
They want to use the current car park for the use of a movie theater, as well as a guest room.
DEMOLITION.
After signing the budget and the contract with ARIZAGA CR, S.L, we proceed to carry out the demolition and emptying of the bathroom and kitchen equipment. Once this phase is finished, we proceed to carry out the new electrical installation starting with the first floor, through the mezzanine under the roof, and by making grooves on the ground floor to be able to pass the electricity tubes (macaroni) and carry out the cabling.
Likewise, we’ve renovated and lowered the kitchen ceiling and installed galvanized steel profiles that serve as support for the new ceiling, as well as the rock wool (thermal and acoustic insulation) that is placed between the roof of the house and the plates ( not sheets) of plasterboard that will constitute the new ceiling of the kitchen. Add that, both in the kitchen ceilings and in the bathrooms, we use waterproof plasterboard, resistant to ambient humidity. Later, we added more lighting with LED spotlights because the current level of lighting is very low. There is little light in the kitchen and it looks very bad when cooking.
On the ground floor, we’ve made the insulation lining of the parking walls that we are going to transform into a movie theater and guest room. The objective is to be able to isolate it thermally and acoustically.
On the other hand, due to the fact that the floor of the great living room located on the first floor is in good condition, we have protected it to avoid damaging it during the duration of the work.
The doors and radiators are in good condition but discolored. For this reason, we have proceeded to disassemble all the radiators and all the doors of the house to be able to sand them thoroughly and then paint them by spray.
PLUMBING.
We have replaced all the hot and cold sanitary pipes. These have been replaced by new pipes. Our work consists of installing copper pipes for hot and cold water sanitary pipes and PVC pipes for drains and downspouts.
The customer does not consider it necessary to change the radiators because they are in good condition. However, over the years they have lost their original color and are matt. For this reason, we have sanded all them and spray-painted them using a special paint that withstands high temperatures.
On the ground floor, in the new room created in the old parking lot, we have installed two radiators, as well as a sink next to the shower in a space located right next to it and dedicated to this use.
MASONRY WORKS.
In the bathroom, in the toilet and in the kitchen we have placed the tiles that the client has chosen and previously purchased.
Once the bathroom tiling is finished, we have installed two toilets (one of them suspended), the sinks (one of them made to measure in tropical iroko wood) with their corresponding cabinets and mirrors, the shower trays and the screens.
All bathroom fixtures have been freely chosen by the customer in the warehouse (s) that he has freely chosen. We have taken care of its collection and transport, at no cost to the client.
In order to save space, we have installed a sliding door to give access to the new room built on the surface that the old parking lot occupied. It is a sliding door embedded in a metallic chassis. This means that, instead of part of the partition, a galvanized steel structure is placed (through which the door will run) which is then plastered and painted or tiled, giving the sensation of being a normal and ordinary partition but inside which it is hide the door.
We have made fine smooth finished the walls and ceilings of the bathrooms, toilets, living room, bedrooms and corridors, leaving them ready to be painted.
In the place that the old garage door used to occupy, we have built a 1,30 m high double wall separated by an air chamber that we have filled with thermal and acoustic insulating rock wool. On this wall we have placed a stadip security triple glass PVC window, which consists of a fixed part and two leaves with a tilt-and-turn system.
Afterwards, we have placed all the doors.
In the entire perimeter of the pool we have lifted the stones that were loose and after cleaning and cleaning the surfaces we have placed them again with mortar and carried out the grouting.
The facades and the wooden and iron railings have been repared and cleaned up
before painting.
GARAGE CONSTRUCTION.
The garage will have the following dimensions: 6.40 m wide x 5.50 m long x 3.30 m high. Roof slope: 33%
Clearing: of the environment where the garage will be built.
Remove the amount of soil necessary for the construction of the base of the garage.
First of all, we are going to place a layer of stone 15 cm thick. This layer of stones will be compacted with the help of a special machine to compact the ground.( soil compaction machine ).
Next, on this layer of compacted stones, we have put asphalt cloth, a steel mesh and finally we have poured a layer of reinforced cement 15 cm thick.

Excavation of a trench around the perimeter of the new garage.
Construction of a base with reinforced concrete 30 cm deep and 40 cm wide around the perimeter of the construction.
Construction of a wall around the new building using concrete blocks 20 cm thick crossed with steel bars and filled with cement. The goal is to create a compact, very solid wall.
The waterproofing of the garage floor using rolls of asphalt cloth will be carried out by applying heat to glue them to each other to glue them before the construction of the 15 cm thick concrete slab on a steel mesh. These rolls of asphalt cloth will be placed on the compacted stone layer.

Excavation of a trench for the installation of the macaroni to protect the electrical cables from the garage till the wall located at the entrance of the property, where the EDF registry is located.
ELECTRICITY.
The existing electrical installation presents many deficiencies and does not comply with the current regulations in force. Therefore, nothing is used at all. We install a new electrical panel, the differential and the circuit breakers for each service (lighting, plugs) and for each appliance, in accordance with regulations. We also install: recessed corrugated tube for the conduction of the cables, new registers, new plugs and switches and of course new wiring.
We begin with the installation of new corrugated pipe throughout the house (independent for each service, be it lighting, general outlets, oven, washing machine, etc.), embedded in the walls and hidden in the false ceiling. We never take advantage of the previous conduits (sometimes made of lead) because we do not have guarantees of their condition or thickness, or that the cable can tear. Later we introduce the cable, of different sections depending on its destination (lighting, oven, etc.). Regarding the electrical panel, we install independent circuit breakers for each service, in accordance with regulations.
We have motorized all the blinds in the house.
We have added indirect lighting in the living room using LED lighting.
We have also replaced outdoor lighting with LED spotlights.
We have advised the client - and he has accepted - about the goodness of installing a telecommunications panel: it consists of installing an internet socket in each room and that these are centralized in a single panel. The antenna lines are centralized in this same table. With this we achieve that the possible changes of operator are simpler and do not suppose loose cables or superimposed by the skirting board, etc.
We have equipped the house with the necessary home automation installation to be able to control remotely through the use of, for example, the mobile phone of: the alarm, the lighting of the whole house (interior and exterior), the heating, the electric blinds, etc. In addition, with this system and the infrared cameras you can see perfectly, both day and night, everything that happens in the chalet and adjacent areas.
CARPENTRY.
We have installed the so called hard core vinyl on the kitchen floor, located on the first floor, as well as in the 3 rooms on the ground floor. It is a high density material, resilient, high-quality, highly resistant, water-repellent and long-lasting material. Premium quality.
The waterproof vinyl is installed leaving a small margin free with the walls (margin that is later covered with the plinth) so that it can expand and we do not have bulging problems.
We have changed the baseboards throughout the house.
PAINTING.
INTERIOR PAINTING.
The chalet featured a mixture of gotelé, multi-layered wallpaper, paint on wallpaper…. In addition, the walls were curved, with concavities and convexities, misaligned…. For decades gotelé has been used to hide finishing imperfections. But the current style of clean walls and clean lines requires a perfect finish.
So we decided to scrap and plaster the walls so that they present a homogeneous appearance. We cover cracks, sanding everything later. To carry out this work we have used a device called the giraffe. We apply a primer and two or three coats of paint.
When choosing the color of the painting, we offer the client a color table, from which two or three colors are chosen and a sample is applied on the wall so that the client can get a credible idea of the colors and make the final choice.
Once painted, we have installed all the bathroom fixtures and in the kitchen we have assembled and installed the kitchen furniture and appliances.
EXTERIOR PAINTING.
WORK PREPARATION.
Supply and withdrawal of materials, protection of the entire surface during the execution of the works.

CLEANING AND ANTI-BACTERIAL TREATMENT.
Cleaning and treatment with anti-cryptogamine products. These products are used to destroy harmful animals, as well as mold or its spores.
We have proceeded to clean the walls and roof eaves using a high pressure Karcher type machine. Scraping of the parts damaged by humidity, etc., as well as of those that present a low adherence of the entire facade.
Subsequently, we have proceeded to decontaminate all those areas affected by mosses, mushrooms, algae, etc. by using a Sika brand Fungistop disinfectant solution.
WALL SURFACE SCRAPE.
We have verified the degree of cohesion and the level of adhesion of the plaster layer by conducting tests with a hammer and chisel in different areas of the façade.

Removal - by using a brush with metallic bristles - of chipped, blistered or poorly adherent paint. Subsequent brushing of areas with dead and / or mealy paint.

REPAIR AND RECOVERY OF THE WALL PLASTERING.
Repair of the degraded areas of all the walls using a waterproof mortar to plaster the walls.
Placement of a fiberglass armor in the areas where it is necessary to give greater consistency and solidity..
Treatment of cracked areas with elastic material from the BEISSIER, SIKA or similar brand. Premium quality.
In the outdoor area, as we say, after having previously cleaned all the cracks and subsequently sealed with resins, we have proceeded to painting.
CONSOLIDATION OF THE SUPPORT OF THE FACADE WALLS.
Application of a primary coat of primer from SEIGNEURIE, CAPAROL, TOLLENS, VALENTINE, Deltafix from Beissier or similar. Premium quality.
PAINTING THE FACADE WALLS.
Application of 2 coats of paint from the brand SEIGNEURIE, CAPAROL, TOLLENS, VALENTINE or similar with siloxan BetaElastic from Beissier (matt paint based on siloxan resins in aqueous phase, breathable and waterproof). Downpipes included. Premium quality.
WOOD PAINTING.
Scraping and sanding of chipped and non-stick areas. Post cleaning.
Application of two coats of paint from the brand SEIGNEURIE, CAPAROL, TOLLENS, VALENTINE or SIMILAR. Premium quality. The same color that exists today will be used.
Specifically, the following elements have been painted:
- Roof front
- Roof eaves.
- Stair railing
- Beam and posts.
- 2 Doors of the cabana located next to the swimming pool.
PAINTING OF THE METALLIC SUPPORTS.
We’ve brushed the rusty areas and clean. Applied a coat of paint with a high zinc content of Cincoat Orimer ZN660 ST on the surfaces that needed it.
Application of two coats of Hempel brand high performance anti-corrosion finish DTM paint or similar. Premium quality.
Specifically, the following elements have been painted::
- Balcony railings + brackets.
- Metal garden gates.
- Sliding door to access the farm.
- Handrails of balconies, stairs, etc.
- Metal window protection grilles.
END OF WORK.
Thus we reach the end of the work, we thoroughly clean the floor before it is delivered to the client.
Finally, we deliver the chalet to the client completely clean. Ready to move in.
