Comprehensive reform in Vitoria, Lovaina neighborhood. Basque Country.

We find a construction work that has been started by another company, This Enterprise has abandoned the work due to the bad relationship with the client. Works are half done and in bad condition. They call us because a friend has given to him good references from us.

It is a luxurious apartment, in the center of Vitoria, near the headquarters of the Basque Government, the Florida Park, the New Cathedral (Cathedral of Mary Immaculate) and Manuel Iradier Street.

There's a lot of work to be done, especially in the electricity section. So we have to check all the wiring, electrical installation, etc.

Electricity.

Review of the electrical installation and change of the corrugated tube and wiring of the house.

Bathrooms.

One of the bathrooms is completely updated, performing the following work:

• Complete demolition of tiling, bluish, bathroom furniture, plumbing and electricity installation,
• The plumbing is completely replaced, with copper pipe for sanitary supply and PVC pipe for drains
• New electrical installation.
• Tile installation on floors and walls.
• Placement of furniture and bathroom supplies: shower tray, screen, toilet, lavabo and taps.
• Installation of heated towel rail.

Demolition of the false ceiling and installation of new ceiling of plasterboard upon galvanized steel profiles.

Masonry.

In the bathroom attached to the service room (next to the kitchen), complete demolition to expand the room, transport waste and payment of recycling fees.

Hydraulic tile placement (see photos) and the new shot.

Repair the Scratchs of the walls and fine polish.

Installation of new waterproofing plasterboard ceiling, unifying the resulting space, upon galvanized steel profiles and using thermal and acoustic insulating materials.

In this area we place hydraulic tile (see pictures) and new plinth, turning this service area into a small dining room next to the kitchen.

Painting

• We eliminated the gotelé, covered the cracks and corrected the platitude of the walls.
• Sanded the walls to have a smooth and homogeneous surface
• Applied a basic primer.
• When choosing the color of the paint, we offer the customer a table of colors – from wcich two or three are chosen - and a sample is applied on the wall so that the customer gets a plausible idea of the colors and makes the final decision.
• Apply three coats of paint to achieve an optimal finish.
• Radiators: nine radiators were dismantled, cleaned and sanded, and then spray-painted.

Polishing and varnishing.

We must plane and smooth the Wood floor because it is worn and uneven.

We find a sapelli Wood parquet of good quality, but discolored and dryed because of the passing of time. For this reason, there is up to a centimeter of separation between slats and cracks that need to be repaired.

We apply a paste made mixing carpenter glue with fine sawdust particules for filling the cracks before smoothing again.

Afterwards we polish and apply a generous varnish coat on the floor in matte finish.

Other works.

Installation of:

• Mirrors and lamps in two bathrooms.
• Led display.
• Ceiling lights in the kitchen.
• Six tiles in the kitchen.
• Nine Radiators and changing the valves.

End of work.

Finally we deliver the apartment to the client completely clean. Ready for start living.
