Comprehensive reform in Leioa. Basque Country.

We are located in the town of Leioa (Lejona), Biscayne population located on the right bank of Greater Bilbao, very close to the towns of Guecho - and its neighborhood of Neguri - and Algorta, Berango, Sopelana and Bilbao itself.

Despite being a fairly recent construction dwelling, the apartment of 48 m², suffers a high wear and tear as a result of having passed through the hands of several tenants. Its new she owner is clear that, in addition to renovate the house, it needs to adapt the distribution to her real needs. The main demand of the client is - originally having a single bathroom - being able to have a full bathroom and a separate toilet. So we demolished the bathroom partition that adjoins the adjoining room and took advantage of the space occupied by its built-in wardrobe built-in to build a full bathroom (somewhat smaller than the previous one) and a toilet (lavabo and wct). We also install several sliding doors, polishing and varnishing the wooden floor.

These are the actions we carry out:

Demolition and masonry.

Demolition by manual means, emptying, authorized clean point transport and recycling rates payment.

Construction of a brick wall for covering the dressing room closet, plastering and leave ready for painting.

Bathroom partition: demolish and rebuild separation partition with wardrobe to expand the space of the future toilet. Fully topped and ready for tiling of the walls.

Bathrooms.

Construction of a complete bathroom ( change of distribution oncluded), with tiling and installation of a shower tray, shower screen, toilet, sink with lower wardrobe plus mirror and taps (material supplied by the customer).False ceiling in damp proof plasterboard upon galvanized steel profiles.

Toilet construction: in the space previously occupied by built-in wardrobe, we make a completely new toilet, with wc and lavabo; we level and plaster the walls without tiling the walls. It is sanded and painted and a new false ceiling with damp proof plasterboard upon galvanized steel profiles is installed. Tiles and the sanitary equipment are supplied by the customer.

In the toilet is installed a new access door with new pre-frame; fully topped (door supplied by the customer).

Carpentry.

We must planeo r smooth the Wood floor bwecause it is worn and uneven. Afterwards we must apply a paste made mixing carpenter glue with fine sawdust particules for filling the cracks before smoothing again; apply varnish (pinki) in matte finishion.

In the living room, supply and placement of a guide for installation of a parallel sliding door; adaptation of the existing swing door to transform it into a sliding door.

Repare, prepare and adjust the current door to turn it into a sliding door.

Painting.

Throughout the house, ceilings and walls we do the following jobs:

• Removal of cracks.
• Application of plastic paint - prior primer - finish on the hands to be applied as needed. For the choice of color and tone of the paint, we give the customer a Pantone (color chart) from which to choose various colors and - before applying the definitive painting - we show the customer how it actually looks in about 1 m² of their home. The colors change depending on the light-dark game of each particular home.
• Door lacquering: the interior doors and the inner face of the front door are lacquered.
• All surfaces to be painted are sanded previously.
• Scratches, marks and bumps are covered with plaster.
• Apply primer and finally lacquered painted using a compressed air pistol.
• White lacquered painting of the skirting boards, protecting previously the edges.

Lacquered doors: the doors of two bedrooms, two bathrooms and the living room are lacquered in white. Also, the front door on the inside.

Electricity.

• New electrical installation in the reconstructed areas: bathroom and toilet.
• Installation of recessed corrugated tube with registration boxes.
• New wiring for lighting and plugs, with cable of different sections according to regulations.
• Installation of plugs and switches with built-in mechanisms.
• Others:
• Kitchen spotlights, supply and installation.
• Extractors, two units; supply and installation in the bathroom and toilet.

End of work.

Finally we deliver the apartment to the client completely clean. Ready for start living.

The customer was completely satisfied with the final result, the fulfillment of the promised deadlines and the treatment received by our company.
