Comprehensive reform in Hendaya. Basque Coast.

This apartment, with 35 m² of surface, located in face to the Hendaya’s beach, on the first line, has been completely refurbished to correct a poor layout of spaces that did not allow owners to feel at home: a bedroom too small, a fully enclosed and suffocating kitchen.

Comprehensive reform: totally new electrical installation, new plumbing, change of electrical panel, redesign of the spaces, complete reform of the bathroom and kitchen.

We expanded the entrance hall - bedroom – living room by removing a partition wall and installing a wooden ipn beam to create an open space connected to the living room.

Kitchen furniture and appliances have been replaced and the dining room has been refurbished and painted.

The imitation wood porcelain tile flooring has been installed on the entire apartment, batrom included.

In conclusion, we can say that the space has been optimized and the place is now warmer.

Demolition.

Protection of common areas: entrance hall, corridor and stairs to avoid damage.

Demolition of the kitchen(cabinets and appliances), transport and paiement of recycling fees.

Demolition of the bedroom wall.

Demolition of the bathroom, all equipment, tiles, wall tiles, etc.

Elimination of all protection materials installed in the common areas, once the renovation work is completed. And the cleanliness of the common areas.

Complete cleaning of the apartment at the end of the renovation works.

Masonry.

Supply and installation of porcelain tiles throughout the apartment, bathroom included. Total 30 m².

Supply of wall porcelain tiles for the bathroom. 20 m².

Installation of tiles in the bathroom walls, from the floor to 2,20 m hight.

Supply and installation of a countertop in the kitchen.

Note: The doors, porcelain tile, sanitary equipment (wc, toilet, shower tray and shower door, etc) have been supplied by ARIZAGA, S.L.

Carpentry.

Supply and installation of two solid doors lacquered in white for the bathroom and kitchen.

Supply and installation of the skirting board of the entire apartment, except the bathroom.

Installation of the kitchen furniture and electric appliances.

In addition, an electric wáter heater of 80 liters capacity Junkers branded.

Note: Kitchen furniture and electric appliances have been supplied by the client.

Plumbing.

Perform the new distribution of plumbing with copper and multilayer in the kitchen for the supply of sanitary water (hot/cold water) for the sink and the new electric accumulator.

Make the new distribution of plumbing with copper and multilayer in the bathroom for the supply of sanitary water (hot/cold water) for the sink and shower.

Installation of cold water for the washing machine and toilet.

Installation of new pvc evacuations connected to the evacuations of the building with a diameter of 40 mm for the evacuation of the sink, sink and washing machine. And of a diameter of 110 mm for the evacuation of the toilet.

Make the connection and installation of: toilet, sink and shower.

Installation of sanitary water (hot/cold ) for the sink and shower.

Supply and installation: sink, toilet, granite shower tray, shower column, shower screen and mirror.

Electricity.

The existing electrical installation is obsolete and dangerous because it does not comply with current regulations.

Regarding the new electrical installation, We start with the installation of new corrugated tube throughout the apartment (an independent and direct line for each service, be it this lighting, general plugs, oven, washing machine, etc.), embedded by the walls and hidden in the false ceiling.

We never use old conductions (sometimes in lead material) because we have neither guarantees of their condition or thickness, nor that the electrical wire can be torn, ripped or damaged when inserted through the old tubes.

Subsequently we introduce the new electrical wire, with different sections depending on its destination (lighting, oven, etc.).

Regarding the electrical panel, we install a new one with a differential circuit breaker (to protect people’s life) and its independent magneto-thermic circuit breakers (to protect electrical installation and household appliances) for each service, according to regulations.

Supply and installation of 1 electric radiator.

Supply and installation of 1 electric towel dryer.

Painting.

Throughout the apartment, ceilings and walls; Applying matte white paint after a primer coat; finish by appling three layers of paint.

Preparation of walls and ceilings. Taking the paper off walls , covering and repairing walls and ceiling cracks. Softening and sanding the walls and ceilings.

Applying a primer coat before painting the walls and ceilings. Application of three layers of paint until achieving an impeccable finish. Use of plastic paint (brands: Caparol, Seignorie, Valentine or similar). Matte White painture.

Sanding and paint all the wooden Windows ad the entrance door of the apartment.

Sanding and paint the front entry door of the apartment.

End of work.

Finally we deliver the apartment to the client completely clean. Ready for start living.
