This 35 m² apartment is located 300 m from the beach in Bidart. It has been completely renovated to correct a poor layout of spaces that did not allow owners to feel at home: a bedroom that was too small, a completely closed and asphyxiating kitchen.

It is located on the ground floor of a house that is over 200 years old.

The client asks us to carry out a new installation of electricity and plumbing from the connections on the street. For this reason, we have contacted the companies ENEDIS, CONSUEL and LYONAISSE DES EAUX.

To carry out this work, it was necessary to dig a trench from the exterior wall of the property to the house itself. Subsequently, install the new pipes for electrical supply and drinking water, place the meshes of different colors that serve to indicate where these facilities run and cover them with sand.

Once inside the house, we have proceeded with total renovation: brand new electricity, built-in plumbing, replaced electric cluster, redesign of the spaces, complete bathroom renovation.

We install sliding doors in the bedroom and bathroom to optimize the surface and achieve open spaces connected to the living room.

Kitchen furniture and appliances have been replaced and the living - dining space has been reconditioned.

We have leveled the floor and installed 30 X 120 cm porcelain tile - of very good quality - which gives it an elegant and cozy appearance.

It is our recommendation in all the integral or partial reform works (as long as the height of the house allows it) to install a false plasterboard ceiling for two reasons: it gives us absolute freedom when designing lighting with recessed spotlights (combining or not with pendant lamps and sconces); In addition to the aesthetic factor, there are the thermal and acoustic factors: on the plasterboard, “rock wool” or other materials are placed as thermal and acoustic insulation, which gives the home an extra comfort.

Windows.

PVC windows from the leading brand CORTIZO THERMOTEC with 5 insulating chambers, galvanized steel reinforcements, double glass, tilt-and-turn system and Roto Frank fittings of the highest quality that guarantee their perfect operation for decades with a very high degree of comfort.

We have installed a security entrance door. Made of PVC, with steel reinforcements around the perimeter and in the lower part with tongue and groove panels and steel, security hinges, three-point security lock and anti-vandal stadip glass.

To reduce heat input from the outside, we have installed low-emissivity glass (glass treated with silver oxide) that reduces the amount of heat (infrared rays) that enters the house by up to 80%. This treatment blocks infrared radiation, which is what carries the energy from sunlight, without limiting the amount or hue of light that enters.

In addition, we have used glasses with ARGÓN gas, instead of air in the chamber between the two glasses, in order to significantly lower the μ coefficient. The explanation is simple physics: the transmission of cold - heat from one glass to another is produced by the internal currents that exist in the chamber between the glasses. Argon is a much heavier gas than air, and therefore it takes longer for currents and thermal transmittance to take longer to heat or cool. The result is that we obtain a significantly lower coefficient μ.

Plumbing.

As we said at the beginning, prior to carrying out the work inside the house, we have carried out a new installation of drinking water from the separation wall of the property to the house itself. For this, it has been necessary to contact the company LYONAISSE DES EAUX.

Perform the new distribution of plumbing with copper and multilayer in the kitchen for the supply of sanitary water (hot/cold water) for the sink and the new electric accumulator.

Installation of cold water for washing machine and toilet.

Installation of new pvc evacuations connected to the evacuations of the building with a diameter of 40 mm for the evacuation of the sink, sink and washing machine. And of a diameter of 110 mm for the evacuation of the toilet.

The existing electrical installation is obsolete and dangerous because it does not comply with current regulations.

Regarding the new electrical installation, We start with the installation of new corrugated tube throughout the apartment (an independent and direct line for each service, be it this lighting, general plugs, oven, washing machine, etc.), embedded by the walls and hidden in the false ceiling.

We never use old conductions (sometimes in lead material) because we have neither guarantees of their condition or thickness, nor that the electrical wire can be torn, ripped or damaged when inserted through the old tubes.

Subsequently we introduce the new electrical wire, with different sections depending on its destination (lighting, oven, etc.).

Regarding the electrical panel, we install a new one with a differential circuit breaker (to protect people’s life) and its independent magneto-thermic circuit breakers (to protect electrical installation and household appliances) for each service, according to regulations.

Painting.

Throughout the apartment, ceilings and walls; Applying matte white paint after a primer coat; finish by appling three layers of paint.
