BRIEF DESCRIPTION OF THE WORK CARRIED OUT.
Starting point.
A family from Paris buys a flat in the town of Géthary, renowned for its beautiful beaches and beauty, the friendliness of its inhabitants and the tranquillity of the area.
After a search on the internet, they came across the website www.arizagacr.com and decided to contact us so that we could perhaps carry out the renovation work they were looking for.
They asked us to provide them with a quotation following their instructions and our advice for the partial renovation work on the flat. They had previously obtained information about our company and the quality of our work from friends of theirs who live on the Basque Coast. It so happens that their friends had bought a flat in the centre of Biarritz several years ago and we happened to be the ones who carried out the renovation. As they were very satisfied with our services, they were very favourably informed about our company.
This is a building of fairly recent construction (less than 10 years old).
The flat consists of two bedrooms, kitchen - living room, bathroom and toilet without separation: all this distributed over an area of approximately 70 m². In addition, the flat has a beautiful terrace.
The flat does not suit their taste and needs and they wish to make a transformation to give it a cosier, more 'personal and luxurious atmosphere. They ask us to make several custom-made furniture in solid iroko, the transformation - modernisation of the bathroom, a new high quality kitchen with granite, change the floor of the flat, change the lighting, the painting, ....
Work carried out
After signing the budget and the contract with ARIZAGA CR, S.L., we proceeded to demolish and empty the bathroom and kitchen fittings.
Once this phase was completed, we proceeded to build a new partition wall between the bathroom and the kitchen. We use plasterboard panels that are attached to a steel structure in order to reinforce the strength of the partition wall to ensure that the kitchen units can be securely fastened.
We also made the necessary changes to the electrical installation in order to adapt it to the requirements of the new kitchen.
Similarly, we made the necessary changes in the bathroom and the bedrooms, making the necessary cuts to be able to pass the pipes and carry out the wiring.
On the other hand, we also used waterproof plasterboard in the partition wall separating the bathroom and the kitchen, as well as in the bathroom, which is resistant to ambient humidity. And the partitions next to the new bathtub, to provide greater safety, are built using bricks.
On the other hand, as the floor in the living room and corridor is in good condition, we have kept it in order to improve the noise insulation with respect to the flat on the lower floor. Subsequently, we used levelling paste to cover the gaps between the tiles and make the surface completely smooth. This work ensures that after the subsequent installation of the high-density solid-core rigid vinyl tiles, there is no creaking or walking noise.
This is a high-quality, water-repellent and long-lasting material due to its high resistance. It can be installed in bedrooms, living rooms, kitchens and bathrooms with absolute guarantee.
The water-repellent vinyl is installed leaving a small margin free with the walls (margin that is then covered with the skirting board) so that it can expand and we do not have problems of bulging.
Then, we have protected the floors with cardboard to avoid staining or damaging the vinyl.
The doors and radiators are discoloured. For this reason, we proceeded to dismantle all the radiators and all the doors in the house so that they could be sanded and then spray-painted.
After having clearly defined all the spaces - holes in the house, as we said, following the client's instructions and our advice, the next step was to replace all the hot and cold water pipes. These have been replaced with new pipes. Our work consisted of installing copper pipes for the hot and cold water pipes and PVC pipes for the drains and downpipes.
MASONRY.
In the bathroom and toilet the tiling and tiles previously chosen and purchased by the client.
Once the bathroom tiling was finished, we installed the toilet, the washbasin with its corresponding cupboard and mirror, the shower tray and the shower screen.
All the bathroom fittings have been freely chosen in the store(s) that the client has freely chosen. We have taken care of their collection, at no cost to the customer.
Once all the bathroom fittings have been installed and the walls and ceilings have been polished, we proceed to assemble and install the kitchen furniture and electrical appliances.
ELECTRICITY.
We have described above what the electrical work consisted of.
It should be added that it was the client who chose and purchased the LED ceiling lights where he considered appropriate. We have been in charge of their installation.
CARPENTRY.
We have changed the configuration of the entrance space and the bathroom. To do this, we have proceeded to demolish the bathroom partition to build a double wardrobe in solid iroko and separate the toilet from the new bathroom.
In this way, we have managed to gain and optimise space.
We have installed a sliding door in the new room we have built in the bathroom. It is a sliding door that is embedded in a casement. This means that, instead of part of the partition wall, a galvanised steel structure is installed (inside which the door is suspended on a guide) which is then sanded and painted or tiled, giving the impression of being a normal partition wall, but inside which the door is hidden.
We have made and placed solid oak shelves above the radiators in the living room and bedrooms. To do this, we have previously built steel anchors to serve as a very solid support.
We have also built a 3 m long shelf in solid oak for the headboard of the bed in the main bedroom, capable of supporting more than 700 kgs of weight.
We have custom made :
- An American style three door wardrobe in solid iroko for the master bedroom.
- A solid iroko chest for the terrace.
- An American style two-door wardrobe in solid iroko for the entrance hall.
- A multi-purpose sofa-bed, single or double bunk bed made of treated pine. To give greater uniformity and harmony to the whole, we have covered the upper part with vinyl sheets identical to those used for the floor.
PAINTING.
The house, from the point of view of the paint finish, presents a not too neat appearance. There is clearly room for improvement.
The walls were slightly curved, with concavities and convexities, misaligned ..... We sanded the walls to remove the defects in the walls. We then sanded them carefully because the current style of clean walls and clean lines requires a perfect finish.
Therefore, we decided to grind and polish the walls to give them a homogeneous appearance. We filled the cracks and sanded everything afterwards. To do this work we used a device called the giraffe. We applied a primer and two or three coats of paint, depending on the need.
When it comes to choosing the colour of the paint, we offer the customer a colour chart, from which two or three colours are chosen and a sample is applied to the wall so that the customer can get a realistic idea of the colours and make the final choice.
The customers decided in favour of the colours offered by the English paint company Farrow & Ball.
This brings us to the final point of the work, the floor is thoroughly cleaned before it is handed over to the client.
