On this occasion we are facing the complete remodeling of a single-family house, located in the surroundings of Neguri, a luxurious neighborhood of Guetxo in the vicinity of the right bank of Greater Bilbao.
The construction is about forty years old and the humidity of the area and a certain neglect on the part of its previous owner have caused a dent in the whole of the building that consists of the main house, a house with an open extension as a garage and swimming pool.
The actions to be carried out are, briefly, the following:
- Cleaning and sanitation of roofs and gutters.
- Partial redistribution of the ground floor, with demolition and construction of some partitions.
- Demolition, reconstruction and redistribution of kitchen, two bathrooms and toilet.
- Elimination of the current parquet, screeds and tiled throughout the house.
- New heating facility, replacing the diesel heating facility by a pump heat and under-floor radiant pipes.
- New interior doors (including under-frames) as well as interior custom made woodwork windows for connecting spaces.
- New electrical installation inside and outside (exterior lighting, path, garage and swimming pool).
- New complete plumbing installation.
- Close the garage area, creating a space for cars and another for storage.
- Interior painting, including interior and exterior
- lacquering of windows.
- Exterior fencing, pedestrian access and electric sliding gate for cars access.
In an extended and detailed way, these are the works we have done:
Demolitions
Demolition of partitions on the ground floor: according to the plan, underpining the areas with struts previously: the house has a wooden structure and you have to be especially careful in this section.
- First floor partition demolition.
- Demolition of false ceiling ground and 1st floors.
- Removal of kitchen furniture and shelves on the 1st floor.
- Elimination of the flooring on pine wood strip (for subsequent installation of underfloor heating.
- Elimination of raisings level screeds (up to -6 cm) existing upon the plate in tiled areas (kitchen, bathrooms and toilet) for installation of underfloor heating pipes.
- Demolition of the work chimney.
Carpentry
- Smoothing stairs and landings of the staircase and varnish application (pinki), 14 stairs in total including landing.
- Removal of the existing skirting board and fitting of a new lacquered MDF skirting board.
- Supply and installation of 5 new swing doors with 72 cm opening, in the same pre-frame.
- Supply and installation of 3 units of new 82 cm opening swing doors, with a new sub-frame.
- Supply and installation of sliding door with parallel sliding hardware.
- In access to the laundry room, installation of pre-frame lined with jambs; no door is installed, leaving the passage open.
- Window from the hall to the kitchen, made of white lacquered MDF, with laminated glass, on a pre-frame.
- Main room window, with two sliding leaves, made of white lacquered MDF, with laminated glass, on a construction pre-frame.
- Manufacture of built-in wardrobe made custom made in the shape of a ladder for access to the storage room.
Brickwork
Manufacture of new brick partitions on the ground floor, according to plan.
Tiling, which includes:
- Tear off old tile and remove it for recycling,
- Prepare the surface and level
- Laying of tile and grouting.
Emptying of mortar:
- Placement of waterproof blanket on the
- upper floor before pouring concrete.
- Pouring of mortar on the underfloor heating pipes of upper and lower floors, for screed before tiling, leveling and leaving prepared.
- Tile installation in currently parquet areas (in addition to what is applicable to kitchen and bathrooms).
Paves
- In the upper area of the kitchen.
- Installation of paving pieces in the door openig hollow of access to the penthouse, after installing the pre-frame,
- leaving finished with jambs in the frame.
Plasterboard
- Plasterboard moulding in the kitchen to support the cupboard and inlaying the new electrical panel, up to the ceiling. Prepared for subsequent painting.
- Manufacture of new plasterboard partitions on the 1st floor, waterproof plasterboard in wet areas, according to plan.
- In room P-1 new false ceiling in plasterboard (27 m²) on galvanized steel profiles and insulating material, finished for painting.
- Placement of plasterboard false ceiling between exposed wooden beams, screwed to a galvanized omega substructure, with rock lacquer insulation. Installed on all the ground floor and in the bathroom upstairs.
- On the bathroom wall on the upper floor, removal of plasterboard from the walls and construction of a waterproof plasterboard double partition on a self-supporting profile structure (with mineral wool as a thermal insulating element); Construction of a moulding inside the shower on the plasterboard wall partition.
Kitchen
- Change of old pipes (sanitary and drains) and accommodation to the new distribution of the elements.
- Wall tiled, same area as currently, behind furniture.
New clothesline / laundry room on the ground floor.
- Disassemble and remove the diesel-oil heating.
- Plumbing installation for sink
- Electrical installation included.
- Ceiling is lowered with plasterboard.
- Full tile.
Ground floor toilet
- Demolition of tiling and removal of toilets
- Change of old pipes (sanitary and drains) and accommodation to the new distribution of the elements.
- Complete reform of the toilet, including its distribution change, with floor and walls tiling and installation of sanitary equipment.
- Electrical installation included.
Ground floor bathroom
- Demolition of tiling and removal of toilets.
- Low partition construction to separate the toilet from the rest of the elements.
- Change of old pipes (sanitary and drains) and accommodation to the new distribution of the elements.
- Complete reform of the bathroom, including the change of distribution, with floor and walss tiling and installation of appliances and furniture.
- Electrical installation included.
First floor bathroom
- Demolition of tiling and removal of toilets.
- Change of old pipes (sanitary and drains) and accommodation to the new distribution of the elements.
- Complete renovation of the bathroom with a new layout, including Floor and walls tiling, and installation of sanitary appliances and furniture.
- Electrical installation included.
- Construction shower tray: manufacture custom made of a shower tray (Italian shower).
Electricity
- Complete electrical installation.
- New complete wiring, installing new embedded corrugated tube (eliminating the previous one) with new registers distributed throughout the house. Independent lines for each service: lighting, electrical appliances, plugs, heat pump, etc.
- Distribution panel:
- Supply and installation of a new electrical panel with new magnetothermics.
- Carrying out chases and wiring to its new location embedded in the plasterboard backing.
- Independent electrical panels for garage and external auxiliary: garage, outdoor lighting, swimming pool, etc.
- Change of switches and sockets, including built-in boxes.
- Wiring with shielded cable for thermometer units.
Painting
- Throughout the house, ceilings and walls:
- Elimination of cracks;
- Removal of kitchen satin paint;
- Plastering and sanding of areas with imperfections.
- Application of plastic paint, previous primer; Finish on the hands to apply as needed.
- General interior wall painting, 296 m²
- Interior painting of walls in wet areas, 96 m²
- General ceiling painting, 124 m²
- Paint wet area ceilings, 49 m²
- Paint windows:
- Stripping and sanding of all wooden windows, inside and out; including the main entrance door.
- Painted, interior and exterior using spray gun.
- Elimination of interior jambs and placement of new smooth MDF lacquered jambs.
- Replacement of handles
- Interior stair painting
- Smooth and polish the steps and landing, removing varnish and leaving the wood alive for subsequent application of colorless varnish.
- Sanding and painting of railing
- Sanding and painting of bars and the rest of the structure in White color.
Roof
Chimney area reparation:
- We proceed to remove the broken asphalt fabric, remove support (mortar) and roof tiles.
- A new support will be placed for the subsequent placement of the new asphalt fabric, mortar, re-roofing with the same roof tiles, a primer and paint.
Gutter alignment:
In the rear part, the necessary bolts are released to give the gutter a homogeneous fall towards the evacuation downspout.
- Loose side tiles
- Lifting of about 16 linear meters of lateral termination roof tiles in which the gripping mortar has lost its properties, leaving the roof tiles loose with danger of falling.
- Placement of the same roof tiles with new mortar.
Exterior:
- Supply and installation of a tap outside the house.
Garage Buiding
Outside there is a building, partly closed and partly open (only the roof). For the use that the new owner wants to give, it is necessary to completely close the under-roof and update and remodel the current closure. To do this, the following interventions are carried out:
- Demolition of the rear partition, collection and transfer to a clean point.
- Partitioning of the front and rear by concrete blocks, with internal reinforcements of corrugated bars placed longitudinally and transversely (and anchored to the ground and with vertical junctions), leaving holes prepared for the placement of windows and doors.
- Interior partition wall, with the installation of a hinged door on a pine sub-frame.
- Plastered on the outside of the partition and polished on the inside, finished and ready to paint.
- Installation of two PVC windows on the outside, including wooden sub-frame.
- Installation of two 90-inch metal swing doors on a wooden sub-frame.
- Installation of the garage door (road access).
- Installation of electrical panel and electrical installation with placement of switches, sockets and lamps.
- Installation of a cold sanitary water connection (one prepared for a sink and another outside for car washing) and a drain with a register.
- Complete exterior painting, previously repairing the old ones.
- Cleaning of gutters and roof, with removal of material to dump, and inspection of damage. Change of seven roof tiles and repair of side cap tiles (not in stock).
- Inside the shed, instalaltion of false plasterboard ceiling screwed to the existing wooden joists, leaving it ready to paint.
- Inside the shed, remove wallpaper and clean up, leaving it ready for painting.
- Interior of the shed, elimination of vinyl and leave ready for tiling.
- Inside the shed, tiling (maintaining the current unevenness) and grouting, leaving it completely finished (tile supplied by the client).
- Outside the shed, clean the outside face (face where the entrance is) repairing cracks and covering holes.
- Refrigerator room: complete, leaving ready to paint.
- Refrigerator room: prepare surface for tiling, complete tiling (maintaining the current slope and unevenness), including grouting (tile supplied by the customer).
Painting:
- Paint the interior of the shed + refrigerator room.
- Sanitation and paint the four exterior faces of the shed.
End of work.
Finally we deliver the apartment completely clean. Ready for start living.
